
It is already required. The requirement for 4 bedroomed and larger dwellings having an EPC included with their sales particulars occurred first in 2007. The others followed subsequently.
When is an epc required for a new dwelling?
It is already required. Since 6th April 2008, all newly constructed dwellings require an EPC.
When is an epc required for all remaining dwellings, including rentals?
As of 1st October 2008, all remaining sale or rental dwellings have been included in the requirement for an EPC.
Are there any other important dates of importance to dwellings?
Up until 1 January 2009, it is possible to market a property without all of the compulsory documents in the HIP package. An EPC must be provided as soon as possible and before exchange of contracts at the latest. The EPC, required by the HIP, must be commissioned and paid for (or arrangement for payment made) before marketing can begin, with the expectation that the documents will arrive within 28 days.
These transitional arrangements all come to an end on the 31st December 2008. Therefore from 1 January 2009, all the compulsory documents, including the EPC, must be available before any marketing commences.
