What is an energy performance certificate (EPC) ?

An EPC is a certificate which includes the energy performance of a building calculated according to the standard assessment procedure (SAP) laid down by Government.

What does it look like?

If you have purchased a washing machine, dishwasher, fridge or freezer in the last few years then you will probably have noticed and be familiar with the energy rating sticker that they all carry. The EPC for a building carries this same type of graphical representation of energy use as these white goods.

What buildings are exempt?
  • buildings which are used primarily places of worship;
  • temporary buildings with a planned time of use of two years or less, industrial sites, workshops and non-residential agricultural buildings with low energy demand;
  • stand-alone buildings with a total useful floor area of less than 50m2 which are not dwellings.
